Townhomes proposed to replace Seminary Road single-family house

A developer is submitting a proposal to Alexandria’s Planning Commission this fall to replace a single-family home on Seminary Road with seven new townhomes.

The proposed “cluster” development is planned for 5216 Seminary Road. The development would have seven parking spaces on-site.

The project is headed for review at the Planning Commission meeting on Nov. 7.

The application notes that the plan aligns with the city’s vision in the Alex West Master plan (currently working its way through the city’s bureaucratic process).

Though not referenced by the application, the proposal comes on the heels of the city’s Zoning for Housing overhaul last year that allow for more developments like townhomes on lots previously reserved for single-family homes.

According to the application:

The proposed development will enhance the character of the neighborhood, by demolishing an old home in need of repair and replacing it with seven new townhomes, including one affordable unit, which will be compatible with the mix of single unit and townhouse units in the neighborhood, while increasing the City’s housing stock. The development will also result in the removal of one curb cut and the addition of streetscape improvements including new street trees, lights and sidewalk along Echols Avenue, as well as the dedication of land along Seminary Road for public right of way purposes, as mentioned above. This proposal will be a positive addition to the neighborhood and represents the type of thoughtful development envisioned in the soon to be updated Master Plan.
