Alexandria’s proposed tallest building heads to Planning Commission in November

A proposal to build a 365-foot-tall residential building with up to 775 units and 40,000 square feet of ground-floor retail in Alexandria’s Carlyle neighborhood is heading to the Planning Commission. If approved, the project could result in the tallest at-grade building in the city.

The three-acre mixed-use development at 2425 Mill Road includes up to 775 residential units and 40,000 square feet of ground-floor retail. Aldie-based Red Fox Development will present the proposal to the Planning Commission on Nov. 6.

45-unit apartment building proposed for empty office near King St. Metro station

A proposal to turn a vacant office building into a 45-unit apartment building at 1625 Prince Street in Old Town.

Applicant 1625 Prince Street LLC is asking the city for a parking reduction, as well as modifications to the tree canopy and minimum side yard requirements. The building is less than 1,000 feet from the King St.-Old Town Metro station, was constructed in 1990 and bought by the American Society for Industrial Security in 1997, according to city property records. The proposal will go to the Planning Commission on Nov. 6.

A proposal for an office-to-residential conversion in Old Town is heading to the Alexandria Planning Commission.

The two-building offices at 601 Wythe Street is home to the American Water Federation, which bought the property in 1985, according to city records. Now AWF wants to convert the five-story commercial complex into a mixed-use property residential apartments. The proposal will go to the Planning Commission on Oct. 9 (Thursday).

Expansion of mixed-use historic home in Old Town heading to Planning Commission

The owners of a historic townhouse in Old Town with ground floor retail want to expand the property with a 700-square-foot addition and use it as their primary residence.

Plans to redevelop 107 N. Fairfax Street will head to the Planning Commission on Thursday, Oct. 9. The four-story townhouse was built in 1800, and is located in the city’s Old and Historic District. It’s located directly across from City Hall (301 King Street), and the first floor is home to dessert and coffee shop Dolci Gelati.

Alexandria Planning Commission holding annual retreat Friday at police headquarters

With Alexandria’s legislative bodies set to go back in session next month, the city’s Planning Commission will hold its annual retreat on Friday, August 22.

The meeting agenda hasn’t been released, but in previous years, the commission has used the retreat to “discuss topics of interest for land use, development, and long-range initiatives.”

DASH submits plan to construct electric bus charging station

DASH has submitted plans to the city to build a new electric bus charging station at a city impound lot next to the transit company’s headquarters at 3000 Business Center Drive.

The open canopy structure is part of DASH’s goal to have a fully electric bus fleet by 2035. The garage would allow for parking, maintenance, and storage for 24 electric buses, according to the special use permit filed with the city. The Planning Commission will review the submission at its meeting on Thursday, Sept. 4.

The Alexandria City Council, this week, approved the three-year extension of an expired plan to build hundreds of residential units in Alexandria’s Landmark area.

The three-year development special use permit for the 8-acre Landmark Overlook project expired in February. Council initially approved the plan in 2022 by West End Development Associates to build 450 residential units in seven townhomes and two multifamily apartment buildings on the eight-acre site at 5901, 5951, and 5999 Stevenson Avenue and 2 South Whiting Street.

Street named after former President Eisenhower’s childhood hometown proposed in Alexandria

A request to name a new street after former President Dwight D. Eisenhower’s childhood hometown in Kansas is heading to the Planning Commission tonight (June 23).

The new street name, Abilene Street, has been proposed for a new roadway that would run perpendicular to Eisenhower Avenue. It’s all part of the residential conversion approved last year for the former Victory Center property at 5001 Eisenhower Avenue.

A developer is asking for an extension after permits expired earlier this year on a plan to build hundreds of residential units to Alexandria’s Landmark area.

City Council, in 2022, approved the plan to build 450 residential units in seven townhomes and two multifamily apartment buildings on the eight-acre site at 5901, 5951, and 5999 Stevenson Avenue and 2 South Whiting Street. The three-year development special use permit for the project expired in February and now applicant West End Development Associates wants three more years to finish the project.

Alexandria’s City Hall grows 26% in new development plans

The preliminary development site plan for the renovation of Alexandria’s City Hall, Market Square Plaza, and underground parking garage is heading to the Planning Commission.

The city wants to increase the gross floor area at City Hall from an existing 122,171 square feet to 153,332 square feet (a 26% expansion), while maintaining the size of Market Square plaza at 2,975 square feet and the 234-space parking garage at 91,562 square feet.

A senior living community in Alexandria’s West End is looking to expand by building a two-towered 14- to 16-story apartment building with 257 units.

The View Alexandria by Goodwin Living acquired the seven-acre property at 5000 Fairbanks Avenue and 5101 Fillmore Avenue from Hermitage Northern Virginia three years ago. It currently consists of a five-story medical building, surface parking and a six-story apartment building with 126 units for independent and assisted living care. Now Goodwin Living is asking the city for permission to approve a development special use permit for a 700,000-square-foot building by increasing its allowable height from 150 feet to 175 feet for the south tower, six feet on the North Tower (to 156 feet), a 30% bonus density and a reduction of off-street parking.
