Increased building height allowances and new areas for housing and open space along Duke Street are among the changes Alexandria staff plan to propose in the updated Duke Street Land Use Plan.

Alexandria City Council received an update Tuesday (May 26) on the plan, which will guide city officials in the development of the Duke Street corridor from the former Landmark Mall to Alexandria Union Station. The proposal includes areas deemed “opportunity sites” in industrial areas that city staff wants to redevelop, adding more housing supply and open space, with building heights of up to 150 feet.

A new “passport”-inspired promotion to generate support for Duke Street businesses has launched, the city announced Friday (May 22).

The program encouraging residents to shop local is a lighter side of the Duke Street Land Use Plan, a process updating the land use vision for the Duke Street corridor. Christian Brandt, an urban planner for the city, told ALXnow 19 businesses have signed up to participate in the Duke Street Business Passport Program, with more to be added. Businesses within a half-mile of Duke Street are eligible to join.

Two community workshops remain this week for Alexandria residents to learn more about plans to develop Duke Street and provide feedback to city leaders.

The Duke Street Land Use Plan is hosting workshops from 6:30-8 p.m. tonight (Wednesday) and tomorrow at the Patrick Henry Recreation Center at 4653 Taney Avenue. The first workshop was held last night (Tuesday).

Still in its infancy, the Duke Street Land Use Plan is intended to guide city officials in the development of the Duke Street corridor from the former Landmark Mall to Alexandria Union Station. The document is expected to be ready for City Council consideration and adoption from late 2026 to early 2027, according to the city.
