The city has mailed second-half 2025 real estate tax bills to property owners and mortgage companies, with payment due Monday, November 17, the city announced Friday.
The 2025 real estate tax rate for the calendar year is $1.135 per $100 of assessed value.
Late payments incur a 5% penalty if paid by December 2, rising to 10% or $10 — whichever is greater — if paid on or after December 3. Interest accrues at 10% annually for the first year and 5% thereafter, starting November 18.
The bills also include the second-half refuse fee of $250 per can and stormwater utility fee of $170.15 per equivalent residential unit.
The city is offering payment plan assistance to taxpayers directly affected by the ongoing federal government shutdown, including federal contractors and those with demonstrable financial impacts. While penalties and interest will continue to accrue under Virginia law, payment plans can help defer immediate financial outlays.
Property owners who don’t receive a bill should contact the Treasury Division at [email protected] or 703-746-4800, Option 2. The Code of Virginia doesn’t allow tax, penalty, or interest waivers due to inability to pay or failure to receive a bill.

Payments can be made online by credit card (a fee applies) or e-check (no cost), by mail to P.O. Box 34750, Alexandria, VA 22334-0750, or via the 24-hour drop box located on the Royal Street side of City Hall. Payments must be in the drop box by midnight on November 17 to avoid penalties.
Residents aged 65 or older, or those who are permanently and totally disabled, may qualify for the city’s tax relief program. Applications for 2025 relief are due by April 15, 2026. Contact the Revenue Division at [email protected] or 703-746-4800.
