Alexandria’s 2025 Real Estate Tax bills hit mailboxes, due next month

The City of Alexandria has mailed bills for the first half of 2025 real estate taxes, refuse fees, and stormwater utility fees to property owners and mortgage companies. Payment is due by June 16.

For 2025, the real estate tax rate is $1.135 per $100 of assessed value. The first-half refuse fee is $250 per can, and the first-half stormwater utility fee is $162.05 per Equivalent Residential Unit (ERU).

If you’re late with your payment, you’ll face penalties and interest. For real estate taxes, there’s a 5% penalty if paid by July 1, 2025, and 10% (or $10, whichever is higher) if paid on or after July 2, 2025. The refuse fee has a 10% late payment penalty.

Keep in mind, Virginia law doesn’t allow for waiving taxes, penalties, or interest due to inability to pay or not receiving a bill. If you don’t get your bill, make sure to contact the City’s Treasury Division before the due date. You can check your tax balance and payment history on the city’s website.

The Finance Department recommends using its convenient, contact-free payment options, which are available 24/7. These include online payments, mail, and a 24-hour drop box at City Hall.

Online:

Payments can be made online by credit card (fee applies) or
eCheck (no fee) at gov/Payments.

By Mail:

Checks or money orders can be mailed to: City of Alexandria,
P.O. Box 34750, Alexandria, VA 22334-0750.

24-Hour Royal Street Drop Box:

Checks or money orders may be placed in
the drop box on the Royal Street side of City Hall 24 hours per day.
Payments must be in the drop box by midnight on June 16, 2025, to be
considered on time.

In-Person:
Treasury Division, City Hall, Room 1510, Monday through Friday, 8 a.m. to 5 p.m.
West End Finance Office, 4850 Mark Center Drive, Suite 2011, Monday
through Friday, 8 a.m. to 5 p.m.

If you’re 65 or older, or permanently and totally disabled, you might be eligible for the City’s Real Estate Tax Relief Program. Military veterans with a 100% service-connected disability may qualify for full real estate tax exemption on their primary residence.

Applications for 2025 tax relief can be filed until April 15, 2026.
