Question: What do I need to do if I’d like to sell my home in a year?

Answer: I was walking in Old Town last week when I bumped into a friend that said, “I’m so glad I saw you. We plan to sell and retire to Florida in a year and want to have you over to tell us what we need to do to prepare.” Hence this article!

Preparing to Sell Your Home in a Year

Selling a home is a significant financial and emotional undertaking, and getting the best possible price requires careful preparation. If you’re planning to sell your home in a year, now is the perfect time to start. By taking proactive steps, you can ensure your home is in top condition, attract potential buyers, and streamline the selling process. Here are a few things you could start doing now if you plan to sell your home in a year.

Consult with a Real Estate Agent — Of course, this is going to be my first piece of advice. It’s never too early to consult with a real estate agent, even if you don’t plan to sell for another year. An experienced agent can provide valuable insights into the local market, recommend improvements to increase your home’s value, and help you create a timeline for your sale. They can also guide you through the entire process, from listing your home to closing the deal.

Boost Curb Appeal — First impressions matter, and the exterior of your home is the first thing potential buyers will see. Take a critical look at your home’s curb appeal. Ask your agent or a friend to give an honest opinion. Consider power washing, refreshing the paint on the front door, and updating any worn-out fixtures. Landscaping is also crucial; trimming overgrown bushes, planting flowers, and maintaining a well-manicured lawn can significantly boost your home’s attractiveness. I also always love to add a pop of color with some pots by the front door or walkway.

Declutter and Organize — Over time, it’s easy for homes to accumulate clutter. Start decluttering each room, focusing on removing items you no longer need or use. Consider holding a garage sale or donating items to charity. Organizing your space will make it easier to stage your home when the time comes and will also give you a head start on packing.

Consider Painting and Upgrades — I always recommend adding a fresh coat of paint in neutral colors as it makes a significant difference. While you don’t need to undertake a full renovation, strategic upgrades can add value to your home and appeal to buyers. Focus on areas that offer a good return on investment, such as kitchen or bathroom updates, updating appliances, or refreshing fixtures.

Make Necessary Repairs –– Small repairs can have a big impact on a buyer’s perception of your home. Now is the time to address any minor issues, like leaky faucets, cracked tiles, or scuffed walls. If there are larger issues, such as a leaking roof or outdated electrical systems, consider investing in repairs or replacements. A well-maintained home can justify a higher asking price and prevent negotiations from stalling due to inspection findings.

Research the Market — Understanding the local real estate market is essential for setting realistic expectations and pricing your home accurately. Start researching comparable homes in your area to get a sense of current market trends. Pay attention to factors like the average time homes stay on the market, the final selling prices compared to listing prices, and the types of homes that are selling quickly. This information will be valuable when it comes time to set your asking price. Continue to stay informed about market conditions. As real estate markets fluctuate, so it’s important to stay informed about changing economic conditions, interest rates, and housing trends.

Gather Important Documents — Start gathering important documents now to avoid any last-minute scrambling. This includes your property deed, mortgage information, tax records, and any warranties or manuals for appliances or systems in your home. Look through all your paperwork to make a list of upgrades and dates.

Stage Your Home –– Staging your home doesn’t mean you have to redecorate entirely, but making your home as inviting as possible can make a huge difference. Start by depersonalizing your space; remove family photos and personal items so potential buyers can imagine themselves living there. Consider rearranging the furniture to create a more open and spacious feel. If necessary, you might want to hire a professional stager closer to the time you plan to list your home.

Plan Your Moving Strategy — While it might seem premature, planning your move ahead of time can reduce stress later on. Start thinking about your moving strategy — whether you’ll need to rent temporary storage, hire professional movers, or manage the move yourself.

Selling your home in a year might seem like a long way off, but starting the preparation process now can make all the difference when it’s time to put your home on the market. By enhancing your home’s curb appeal, making necessary repairs, and staying informed about market conditions, you’ll be well-positioned to attract buyers and achieve a successful sale.
