The Washington Metropolitan Area Transit Authority is giving more time for developers to express interest in bringing a mixed-use project to the Braddock Road Metro station.
Metro extended its request for proposals deadline to Jan. 29, 2027 from the original Dec. 15 deadline. The proposals are sought for a developer to construct a “new mixed-use, transit-oriented development” on the Metro-owned kiss-and-ride lot.
In response to an ALXnow inquiry, Metro declined to comment on how many developer proposals it has received.
Metro says its vision for the 3.4-acre property involves new housing, neighborhood-serving retail and other amenities near public transit. The transit agency said its planning analysis showed the property could support a 420,000-square-foot development with up to 380 residential units and 21,000 square feet of retail.
Along with the mixed-use development, the developer would be responsible for making improvements to the station’s bus loop and kiss-and-ride area. To accommodate future development, Metro has proposed replacing the kiss-and-ride with a new plaza, realigning the bus loop and creating short-term pick-up and drop-off parking spaces on Braddock Road and N. West Street adjacent to the station.
Metro had released the request for proposals in September and intends to select a developer by the second quarter of 2027. Negotiations for a joint development agreement would continue into the third quarter of 2027.
According to Metro, proposals will be evaluated based on the development concept, developer approach, timeline, financial plan, and the development team’s composition and experience.
The project would have to go through the city’s development review process. According to a September presentation on the request for proposals, rezoning could be sought to support transit-oriented development. After consultation with the city, Metro officials said CRMU-H (commercial residential mixed use – high) zoning with building heights up to 77 feet, or 92 feet with an affordable housing bonus, could be a fit for potential development.
The Braddock Road proposal is one of numerous joint developments Metro has sought on its properties. One recent example is the mixed-use development underway on part of the West Falls Church Metro property on the Orange Line. Metro says it wants to advance 20 joint development projects by 2032.
