City’s median apartment rents rise in new data, while neighboring localities post declines

Alexandria appears to be closing the gap with neighboring Arlington for priciest apartment rentals in the region, according to one data analysis.

The median Alexandria apartment asking rent of $2,200 for one-bedroom units was up 5.3% year-over-year, while the median $2,740 for two bedrooms was up 3.8%, according to figures reported on Tuesday by Zumper.

That placed the city third across the D.C. metro area in highest median apartment cost. Among the top three, Alexandria was the only one to see year-over-year increases in the Zumper figures:

  • Median rental prices for one-bedroom apartments in Arlington stood at $2,330 and the median two-bedroom rent was $3,120, down 4.1% and 4.9%, respectively
  • In the District of Columbia, the median apartment rents of $2,210 and $2,930 were down 3.9% and 4.6%, respectively, year over year.

Zumper is one of a number of firms to calculate median asking rents, with each using its own formulas. An analysis by Apartment List, which uses its own formula, saw Alexandria’s situation a little differently.

Elsewhere in the region, Silver Spring, Md., ranked fourth most expensive in the region, showing mixed results: The year-over-year rental rate for one-bedroom units of $1,860 was down 2.6%, but the $2,350 for two-bedroom units was up 6.8%.

Nationally, January’s median apartment rental rate was $1,503 for one-bedroom units, down 2% year-over-year, and $1,879 for two-bedroom units, down 1.5%, according to the Zumper data.

The overall median rental rate of $2,166 in the city was down 2.7% year-over-year in January, according to figures Apartment List figures reported Jan. 28.

The Apartment List report broke down median Alexandria rental rates as $1,983 for one-bedroom units, $2,436 for two bedrooms.
