Wonder inks sublease for first Alexandria restaurant

Wonder has signed a sublease for its first Alexandria restaurant, securing 3,458 square feet in a Potomac Yard Center building it will share with Chase Bank, according to reporting by the Washington Business Journal.

The food hall concept, which partners with celebrity chefs to recreate their dishes for dine-in or takeout, will occupy roughly half of the 7,000-square-foot building at 3625 Richmond Highway. Chase Bank occupies the remaining 3,500 square feet of the building that formerly housed Hops Grill & Brewery, which closed in January 2020.

The Business Journal first reported in May that Wonder was considering the Potomac Yard location as part of its Washington-area expansion. ALXnow also reported on the potential Alexandria location in May.

Building permits filed with Alexandria since July indicate Wonder is preparing to open. Fresh applications arrived as recently as this week. The company has not announced an opening date but is running help-wanted advertisements for a general manager and assistant manager at the Richmond Highway address.

Wonder operates by partnering with chefs, including Bobby Flay, José Andrés, Nancy Silverton, and Marcus Samuelsson, to recreate their signature dishes. The menu also features items from restaurants such as Fred’s Meat & Bread, Kin House, Alanza, Mr. D’s Fried Chicken, and Washington’s Maydan.

Entrepreneur Marc Lore founded the concept. The company has reportedly raised $600 million this year, valuing the business at more than $7 billion. Wonder acquired meal-kit company Blue Apron in 2023, food delivery service Grubhub in 2024 and food media firm Tastemade in 2025.

Alexandria represents the latest step in Wonder’s Washington-area expansion. The first two local locations opened in July at 1925 14th St. NW in Washington and 1771 N. Pierce St. in Arlington’s Rosslyn neighborhood. A third opened at 1200 New Hampshire Ave. NW this week.

At least seven more locations across the region are planned: Franconia, Reston, and the cities of Fairfax and Falls Church in Northern Virginia; Cleveland Park and Navy Yard in Washington; and College Park in Maryland’s Prince George’s County.

Chase leased the entire former restaurant space in 2023 and retained H&R Retail to sublease approximately half. Though neither Wonder nor H&R’s Brad Buslik, who led the sublease effort, confirmed the deal, H&R’s marketing materials indicate the space is leased.

Potomac Yard Center is managed and leased by Willard Retail and anchored by a 148,327-square-foot Target. Other major tenants include a 51,639-square-foot Best Buy and a 49,922-square-foot Amazon Fresh.

Wonder controls the food preparation and delivery process and claims it can fulfill orders in less than 30 minutes. The company operates more than 45 locations across New York, Connecticut, New Jersey and Pennsylvania.

For its Washington-area expansion, Wonder has partnered with DC Central Kitchen, though details of that collaboration were not immediately available.
