199-unit luxury apartments start leasing in converted Old Town building

Leasing has launched for a 199-unit luxury office-to-residential conversion development at 1101 King Street in Old Town.

Plans to convert the seven-story 1980s-era office building were unveiled in 2023 and approved last year, after which property owner American Real Estate Partners (AREP) announced that leasing would start in summer 2025. Now, the 200,000-square-foot property known as CityHouse Old Town is offering a range of 525-square-foot studios-to-three-bedroom apartments with dens and private wraparound terraces.

There are more than 50 floor plans available, with prices ranging from $2,550 to $2,995 for a studio; $2,875 to $4,335 for a one-bedroom with one bathroom; $6,375 to $7,765 for a two-bedroom, two-bath apartment; and $8,005 to $11,815 for a three-bedroom, two bathroom apartment.

Luxury community manager Bozzuto is overseeing the property, and retail leases are being managed by KLNB Commercial Real Estate Services. The redevelopment of the property was designed by architect Cooper Carry.

“The design team honored the integrity of the original design by keeping much of the exterior the same and within the architectural vernacular of Old Town Alexandria, which is known for its brick facades and abundance of Federal-style architecture,” Cooper Cary said on its website.

The opening of the property comes amid a struggling commercial real estate market.

According to KLNB:

The seven-story property, with its six-story interior atrium, rises above the surrounding buildings, providing panoramic views of Old Town, the riverfront, and DC monuments. Residents will have access to a concierge, private club suite, and state-of-the-art fitness facility, as well as a wide array of food & beverage destinations just a few steps away from their door.
