A commercial property at 1503-1505 Mount Vernon Ave. that currently houses The Garden restaurant is being marketed for lease with availability starting Sept. 1, according to a listing from PVIM LLC, a commercial real estate brokerage based in Old Town Alexandria.
The property features 1,100 square feet of interior space on a 10,706-square-foot lot with 100 feet of street frontage and three parking spaces. The asking rent is available upon request, according to the marketing materials.
When contacted about the listing, Principal Broker Apostle Paul Voutsas said he “cannot comment on the situation going on between landlord and tenant” but confirmed his firm has “been instructed to list the property for lease by the trust that owns the property.”
“We are actively seeking a new tenant with a start day of September of this year,” Voutsas said in an email Tuesday evening.
According to city tax records, the property is owned by Twenty Third Street Corridor LLC, with a mailing address in Arlington.
The Garden, established in 2018, currently operates at the location. According to the restaurant’s website, the establishment offers “delicious food, 16 drafts, refreshing wine, and handcrafted cocktails” and positions itself as “the place to gather and relax with friends, family, and four-legged friends.”
The restaurant’s website and social media accounts do not indicate any upcoming changes or closure plans. The listing includes a note to “DO NOT DISTURB THE CURRENT TENANT.”
The property is zoned CL (Commercial Low), which typically allows for retail and restaurant uses in Alexandria.
