New flexible retail project launches on S. Pickett Street near Landmark development

A new retail project is launching this week at 550 S. Pickett Street in Alexandria, near the Landmark development.

Marcus Barnett’s development group is leading the charge on this 9,380-square-foot building that’s designed to be flexible for various uses.

Barnett, who owns the land and is heading up the development, shared the news with ALXnow in an email on Friday (June 13). The building at 550 S. Pickett St. can either house a single large tenant or be divided into three separate retail spaces.

“We have the site plan and approval from the city,” Barnett said. He highlighted how adaptable the space is, mentioning it could work for “a cafe, restaurant, fitness studio, salon, coffee shop, physical therapy, dog daycare, etc (almost any use)”.

The building features high 20-foot ceilings and parking in the rear. The plans show up to 9,380 square feet of rentable space and a total of 25 parking spots – 16 on-site and nine off-site.

Papadopoulos Properties is handling the leasing, with Nicholas Papadopoulos, Lauren Greco, and Sarah Potts as the exclusive brokers for the property.

The project is expected to wrap up in the fourth quarter of 2025.
