Welcome Back!
Jen Walker here with The Jen Walker Team! We are a real estate group based out of Alexandria, Virginia. I, along with my two rock-star team members, Sue Kovalsky and Micki MacNaughton, have more than 35 years of experience in real estate and sold over $115 million in 2018.
This week in real estate, total new contract activity was down a significant 22% as compared to the same seven-day period last year for the six jurisdictions we regularly track. Prince George’s County only had a slight decline at .5% while the other five jurisdictions had double-digit decreases.
We expected this as the inventory in our real estate market is down significantly as compared to last year, especially at this time of year. When a home lists for sale, the average days it stays on the market is 31 days compared to 55 days in 2018, according to the Northern Virginia Association of Realtors (NVAR). This decrease in the number of days leads to a market that favors sellers while leaving buyers to act quickly on a home they love.
Decreased inventory has been a steady trend for years now, as people are living in their homes for a more extended period. Be sure if you’re in the market to buy or sell, you’re working with a knowledgeable, experienced realtor who knows the market and trends. While there is a decreased inventory in our market, there are still new homes being added to the market all the time! Be sure to check out our Just Listed properties below to get a first look!

If you had a chance to enhance a child’s future with a time commitment of less than 2 hours a week, how would you respond? You have that opportunity right now to join over 200 Alexandrians as a reading tutor volunteer with the Alexandria Tutoring Consortium (ATC).
ATC tutors work with one child in kindergarten, first, or second grade in Alexandria public schools who need extra help with reading. Tutors meet with their Book Buddy 1-2 times each week for 30 minutes October-May at school, during school hours. Many struggling readers only receive one-on-one instruction through this program, and it makes all the difference. Last year, ATC served 195 children, of whom 82% ended the year reading on grade level and 96% made substantial reading gains. But the need is great, and we are still seeing learning lags from the pandemic.
This year, ATC plans to significantly increase the size of the program to reach over 250 students and to serve every elementary school in Alexandria. This is very exciting news, but we will only succeed if we can recruit more tutors. ATC trains you, matches you with a child, and provides ongoing lesson materials and support.
